Key Catalyst Projects

Redevelopment & Housing works closely with other City departments to ensure larger "catalyst" projects and employers are brought to Chula Vista.

 

Chula Vista Auto Park
In the past several years, great strides have been made to bring new industry to our business community. The Chula Vista Auto Park is located on Main Street just east of the I-805. In 2004, the Auto Park was expanded to include an additional 70 acres to house three new auto dealerships.
To date, five dealerships operate at the Auto Park, and a sixth is on the way.  To date, five dealerships operate in the Auto park, and a sixth is on the way.  Construction has recently begun on a freeway sign to increase the visibility of the Auto Park (see images below).

The Crossings
Completed in November 2005, the Crossings is a 188,860-square foot retail shopping center with two restaurants. It is located on the south side of Main Street in between I-805 and the Chula Vista Auto Park.

 

Gateway
Gateway, located at the corner of H Street and Third Avenue, represents the first new Class "A" office space in Western Chula Vista in over 20 years. Two phases of the project are complete.  Once the third phase is completed, the project will provide nearly 385,000 square feet of office, retail, service, and restaurant uses. Redevelopment & Housing supported this catalyst project with Redevelopment funds, which will be regenerated through tax increment accrued through the project.

 

Spotlight on Broadway
This mixed-use residential and retail development located at 760 Broadway was complted in August 2005. It includes 40 residentail row homes and 9 loft units over first floor retail fronting Broadway. Redevelopment funds were used to clean up contaminationon on the site and prepare it for redevelopment.

 

Neighborhood Improvements

 

Palomar Entryway Beautification Proejct
The Palomar Street beautification project was completed in 2004 in the Southwest Redevelopment Project Area. It includes enhanced median and pedestrian crosswalk paving, pedestrian-scale lighting, banners, entry monument elements, street trees, and other smaller scale plant materials.

 

H Street Beautification Project
The H Street beautification project was completed in 2003 in the Added Area Redevelopment Project Area. It includes enhanced median and pedestrian crosswalk paving, pedestrian-scale lighting, banners, entry monument elements, street trees, and other smaller scale plant materials.

 

Otay Park Expansion
Otay Park near Main Street and Albany was expanded and reopened in February 2008. Redevelopment funds were used toward the expansion. The Park is in the Southwest Redevelopment Project Area.

 

Safe and Affordable Housing

  

The Landings
Housing
In 2007, Chelsea Investment Co. was approved to develop 92 affordable rental apartments as an inclusionary obligation for Otay Ranch Village 11.  The project includes 92 units and is located near the Otay Ranch Towne Center in Eastern Chula Vista. All units are 3-bedroom townhomes with 2-car garages that are affordable to very low- and low-income persons.

 

In 2010, Chelsea Investment Co. was approved to develop an additional 143 affordable rental units to complete The Landings II on a site adjacent to the first phase.  The City contributed $2.4M in HOME funds and $4M in Redevelopment Agency Low and Moderate funds.
  
Seniors on Broadway
2008 Housing Project of the Year
Seniors on Broadway Limited Partnership was awarded HOME funds to construct 42 affordable senior housing units in the Southwest Redevelopment Project area at 825 Broadway. The maximum rents range from $360-$600 per month, based on the intent to serve extremely low-income seniors. The project was completed in Seniors on BroadwayDecember 2007.

 

Seniors on Broadway won the San Diego Housing Federation's Award for 2008 Housing Project of the Year for Less than 50 Units. The project has partnered with the adjacent charter school for a "Generations Together" program that provides inter-generational exchange between senior residents and the elementary school students. A collaboration between MAAC and SeniorNet created a computer lab and computer training for residents, school children, and the community.

 

Mar Brisa
TriMark Pacific developed the Mar Brisa townhome project to provide first-time homebuyer opportunities for 70 low-income and 45 moderate-income buyers in satisfaction of the San Miguel Ranch Master Plan Community obligation. All units were sold in late 2006.

 

Sedona
Sedona provided first-time homebuyer opportunities for 32 low-income buyers in satisfaction of the Rolling Hills Master Plan Community obligation.

 

Trolley Trestle
The Trolley Trestle project was completed in December 2000 at 746 Ada Street in the Southwest Redevelopment Project Area. It provides 11 transitional housing units for children transitioning out of foster care programs. It is operated by South Bay Community Services.
